Simply put - 

You still have the freedom to find a buyer (For Sale by Owner) that is not represented by a Realtor®.

This option for example: on a $500,000.00 sale the commission with the traditional way would be $15,000.00. You find the buyer, you keep the $15,000.00.

4 scenarios can come into play with this plan. 

1. You procure the buyer on your own that produces a bona fide offer and is accepted - you relieve CAP Realty from the Listing Agreement with zero ($0) commission due.

2. Same as #1 above with the Pinnacle Plan still available as a convenience if you so choose.

3. CAP Realty procures the buyer - we move forward utilizing the Pinnacle Plan as agreed to in the Listing Agreement.

4. Another Realtor® procures the buyer - we move forward utilizing the Pinnacle Plan.
